VLAK was born out of everyday frustration: a home is scanned in fifteen minutes, yet the measurement report takes days. We bring that down to the same day, without compromising on the standard.
Why VLAK exists
Selling a home in the Netherlands requires a measurement report following NEN 2580 and the industry-wide measurement instruction (BBMI). Without it, no floor area on Funda. In practice that means outsourcing, waiting, and paying per square metre at unclear rates.
That can be done better. The LiDAR scanner in a modern iPhone measures a home more accurately than an afternoon with a tape measure, and software can run the NEN calculation instantly, verifiably and consistently. VLAK combines the two: scan the home with our app, review the result in the dashboard, and deliver a compliant report in your own branding.
We build VLAK from Haarlem, together with the people who work with it daily: energy-label advisors, property photographers, surveyors and estate agents.

Our method is traceable
We calculate according to NEN 2580 / BBMI: GOW, GOOIR, GOGBR, GOEB and OR, including the sloped-ceiling deduction, gross volume and a BAG cross-check.
You stay responsible
Fully transparent: you check and correct every room yourself, with an audit trail of your changes. The report carries your name and your judgement.
