Step 1 · Scanning
Scan the property with your iPhone
Open the VLAK app on an iPhone Pro with LiDAR and walk through the property. The app captures every room and automatically detects sanitary fixtures, kitchen appliances and utilities. The floor plan builds along as you scan.

Step 2 · Calculating
VLAK calculates the areas for you
The scan arrives in the web app, which calculates the NEN 2580 areas and draws the floor plan. The sloped-ceiling deduction (h<1.50 m) is subtracted, the gross volume is calculated, and a BAG cross-check retrieves the registered area for verification.

Step 3 · Checking
Walk through it yourself and correct where needed
Fully transparent: you go through the review screen room by room and confirm or correct the category, the room name and sloped-ceiling heights. Every change is recorded in the audit trail, so you account for the area and not an invisible reviewer.

Step 4 · Delivering
Deliver a branded package
Download the BBMI measurement report (NEN 2580), the 2D floor plans and the source scan as a single ZIP, with your logo and house colour. In your project you can also view the interactive 3D model. Ready for your client and for Funda.

Accuracy & method
How reliable is a self-scan?
The LiDAR scan measures to the centimetre. On top of that you do not rely blindly on automation: in the review screen you confirm every room, category and height yourself. We calculate according to NEN 2580 / BBMI, the industry-wide measurement instruction used by NVM, VBO and VastgoedPRO.
You remain the responsible party for the report. VLAK provides the calculation, the drawing and the audit trail.
